Remarks
Located in the very heart of Begur, on Carrer Concepció Pi i Tato, one of the village’s main commercial streets, this unique property retains the authentic character of the traditional townhouses found throughout the Costa Brava.
Built in 1888, the property comprises a small street-level commercial premises and a duplex-style residence above. Although the home was renovated several years ago and is in excellent condition, it still retains architectural features that evoke the charm and character of traditional Begur houses.
The property is particularly interesting thanks to its unique configuration and potential for different uses. The commercial premises and residence currently form a single property with one cadastral reference, although they have separate electricity and water meters.
The opportunity to restore a traditional Begur townhouse
Originally, the entrance to the residence was directly from the street, through the area now occupied by the commercial premises. The original entrance and staircase offer an especially attractive opportunity to restore the property’s traditional layout.
By recreating this original access, the entire property could potentially become one independent townhouse with its own street entrance, creating a genuine Begur home with historic character while benefiting from the comfort of a renovated interior.
At present, access to the residence is through the commercial premises, leading to a rear patio from which a staircase provides access to the first floor.
The Residence
The home is distributed over two floors:
First floor: open-plan American-style kitchen connected to the living room, a shower room and one bedroom with an additional WC.
Second floor: storage room, two further bedrooms and a second shower room. One of the bedrooms also has its own private terrace, currently requiring the installation of a safety railing.
The property offers comfortable and practical living spaces while preserving the atmosphere and character of a traditional Begur townhouse.
Commercial premises with a local history
For years, the small street-level premises have housed a shop specializing in *espardenyes* (espadrilles)—the traditional Catalan footwear closely linked to the region. The business operates primarily during the summer season.
Its location on Carrer Concepció Pi i Tato provides excellent visibility and offers potential for different commercial uses, depending on the new owner's plans.
One property, two investment strategies
This property offers two clearly defined possibilities:
A unique Begur townhouse: restore the original entrance and staircase and transform the entire property into one distinctive home, combining traditional architecture, historic character and a central location.
Home + independent commercial premises: recreate the original independent entrance to the residence while retaining the commercial unit as a separate space, creating the potential for two sources of income through the use or rental of the commercial premises and the residence.
A property with history, character and flexibility, particularly appealing to those looking to invest in the centre of Begur or create an authentic traditional townhouse without giving up the advantages of a renovated home.
A rare opportunity: a property with more than 130 years of history and two different ways of making it your own.
